Letting Your Property
FULL MANAGEMENT SERVICE
From building maintenance to handling lease renewals and rent reviews, we take care of all the complicated and time-consuming landlord and tenant tasks.
Rental Valuation and Assessment
We will visit your property and give an estimate as to the rental that may be achieved and give our considered opinion as to the best way to market your property and how to proceed with regard to insurance and mortgage related issues.
Marketing
We will advertise your property on our availability list, the internet and in the local press. With your approval a "To Let" board could also be erected.
The Prospective Tenant
We will arrange viewings of the property with prospective tenants, these will be accompanied where necessary. Interested applicants would then be required to complete an application form for each adult intending to occupy the property. This would then be submitted to an internet reference company. On successful completion of the referencing process a report would be forwarded to the landlord for final approval.
Inventory and Schedule of Condition
A detailed inventory and schedule of condition will be prepared prior to the commencement of the tenancy. Where appropriate gas and electric metres and oil tanks will be read.
Security Deposit
Dee Atkinson & Harrison are members of the Tenancy Deposit Scheme for Regulated Agents (TDSRA). This scheme has been developed to ensure that the deposits held by the TDSRA are protected and that disputes about their return are resolved swiftly, inexpensively and impartially. At the moment belonging to such as scheme is voluntary, but the Housing Act 2004, scheduled for implementation in April 2006, will require all deposits to be covered by this type of scheme. Private Landlords and firms who are not members of such a scheme will, after April 2006, no longer be allowed to hold a tenants bond.
The Tenancy Agreement
On approval by the landlord of the tenant we will prepare the tenancy agreement and invoice for the first months rent and deposit. On receipt of cleared funds we will then check the tenant into the property.
Managing the Property throughout the Tenancy
Throughout the term of the tenancy we will collect the rent on a monthly basis, handle all repairs and maintenance issues and if appropriate resolve any tenant related problems. We will also visit the property at regular intervals and provide you with a report on our findings. Compliance with safety legislation (i.e. gas safety certificates) will be handle by ourselves. At the end of the agreed term we will check out the tenant and hand back the deposit in full or part as applicable.
LET ONLY SERVICE
Our let only service is as above but our involvement will cease after the tenant has been checked into the property and the bond and first months rent less our fee has been forwarded to the landlord.
