LANDLORDS
The careful management of a tenancy is an essential part of a successful landlord and tenant relationship. At Dee Atkinson & Harrison we endeavour to make that relationship as trouble free as possible.
As members of the Association of Residential Letting Agents (ARLA) we are well informed and have available to us up to date information with regard to the latest safety regulations and statutory requirements. The landlord is obliged to ensure that the property and all products supplied to the tenant are safe to use. With our assistance complying with the regulations should not pose a problem to responsible landlords.

Tenancy Application Form
Please be aware that for each adult occupant of a property a completed application form will be required plus an administration fee per person
References
Reference will be required from prospective tenants applying for all our properties. A decision as to whether a tenancy can be granted or not will not be given until acceptable references have been received. References are gathered using an internet credit referencing agency that will obtain references from the prospective tenant’s employer, previous landlord and run a credit search.
Security Deposit
Dee Atkinson & Harrison are members of the Tenancy Deposit Scheme for Regulated Agents (TDSRA). This scheme has been developed to ensure that the deposits held by the TDSRA are protected and that disputes about their return are resolved swiftly, inexpensively and impartially. At the moment belonging to such as scheme is voluntary, but the Housing Act 2004, scheduled for implementation in April 2006, will require all deposits to be covered by this type of scheme. Private Landlords and firms who are not members of such a scheme will, after April 2006, no longer be allowed to hold a tenants deposit. Tenants can be assured when handing over their deposits to firms covered by this scheme that their money is safe and will be returned to them in full if the terms of the tenancy are adhered to and the property is maintained and left to a high standard.
